Why I do this work

Hi, I'm Hannah Stoddart, a REALTOR® with Realty ONE Group, a wife, and a proud fur mom. I got into this business for one reason: to help people build generational wealth through real estate, so the decisions you make today keep paying off for your family for years to come.

My career started in the mortgage industry when I was 17. Before I ever showed a home, I learned how loans are structured, how credit and debt-to-income shape buying power, and what it really takes to get a file to the closing table. That lending background is the foundation of how I work. When we talk about a home, we're also talking about your monthly payment, your equity, and how this purchase fits into your bigger financial picture.

A home isn't a one-time transaction. It's the first piece of your portfolio.

That's why my job doesn't end at closing. Once a year, I schedule a call with each of my clients to review where you are and lay out a game plan for what comes next. Maybe it's time to refinance, use your equity to buy a rental, or hold steady and keep building. Whatever the next step is, I'll connect you with the right people to take it. I've built those relationships so you never have to start from scratch.

I'm here to follow along on your entire wealth-building journey, not just one chapter of it. Let's start with a conversation about where you want to be.

“It’s not that big investment firms are smarter than the average person. They simply have access to information my clients haven’t discovered yet.”
Hannah Stoddart

My job is to put that information in your hands: how investors use equity, financing and timing to grow, and how you can do the same with the home you already have or the one you're about to buy.

How I help

There are only two groups of people I want to talk to: those who own a home, and those who don’t.

Wherever you’re starting from today, there’s a next step. Let’s find yours.

Renters

No pressure to buy now. Just a plan.

Think homeownership is out of reach? That's exactly when we should talk. Real estate is a long game, and the plan we build together might take a couple of years to carry out.

  • A personalized path from renting to owning
  • An honest look at where you stand from a trusted lender
  • Steps to strengthen your credit if you need them
  • Down payment assistance programs explored for you

Buyers

Find the right first (or next) home

  • Neighborhood and price-point strategy
  • Showings that fit your schedule
  • Offers written to win in this market
  • Every contract deadline tracked for you

Sellers

List with a plan, not a guess

  • Pricing backed by local sales data
  • Professional photos and full marketing plan
  • Showing feedback after every visit
  • Weekly updates until closing

Investors

Grow wealth one door at a time

  • Rental and fix-and-flip deal analysis
  • Off-market and value-add opportunities
  • Assisted living and sober living property opportunities
  • Connections to lenders, property managers, tax professionals and a trusted wealth manager
  • A long-term plan for your next acquisition
  • 1031 exchanges to roll your sale into your next property and defer capital gains taxes
  • An exit plan for when you're ready to step back from managing your properties, so your equity keeps working for you

Financing

The standard mortgage isn't the only way in. There are creative financing options that can open doors for renters, buyers and investors, and I guide my clients to explore the ones that fit their situation, alongside my trusted lender.

The portfolio approach

What a home can turn into over ten years

One example of how a first purchase can grow. Your path will look different, and we'll map it out together at each yearly check-in.

  1. Year 0

    Buy your first home

Get into the market with a home you love and a loan that leaves room to grow.

  2. Every year

    Annual check-in

We review your equity, the market, and your goals, and decide on the next step.

  3. Year 3–5

    Keep it as a rental

When it's time to move up, your first home can start paying you instead.

  4. Year 5+

    Add the next door

Use your equity and experience to add properties on purpose, not by accident.

This is an illustration, not financial advice. Talk with a lender and a tax professional about your own situation.
